This 69.9 +/- acres in northern Hardeman County, TX is a diverse property and could be tailored to be about anything you want. It has county road frontage on its west side on Taylor Rd; this road is dirt with gravel in some parts and is pretty easy to travel in about any weather. Pavement is about 2.3 miles to the south. Electricity and city water are located in the northwest corner of the property at the road and can be tapped into, if desired.
AGRICULTURE:
Per the FSA, this land has approximately 63.9 acres of dry land, sandy loam cultivation. It has been used in the past to grow wheat and was in one time in native grasses. It has been tilled for several years now, and, as sand will do, has yielded a lot of grass burs. Pretty much the whole field is in stickers. This land would really benefit from being put back into a grass like coastal bermuda, which can spread across it and help choke out the stickers and weeds. The neighbor to the south grows coastal, and it is very thick in normal rains. This process would take a year or two, but the end result would be a really nice pasture!
The remaining 5 acres is in native pasture, which includes primarily trees such as chinaberry and hackberry. A tree shelterbelt on the neighbor to the north runs down the whole north side. You’d be surprised at how private this place can feel once you’re on it. There are very few houses out in this part of the county, and none on the tracts of land that join this 69.9 acres.
HUNTING:
The property joins a 2,500 acre ranch on its east side, which is barely hunted. The back side of the property where it joins this ranch has TONS of wildlife coming in and out of it. Whitetail deer, Rio Grande turkey and feral hog will be plentiful, plus predators like bobcat & coyote. The owner saw a massive 14 pt buck last season but wasn’t able to harvest it. Just look at the game camera pictures posted to see the wildlife; all you have to do is put up a feeder and watch them come!
HOME SITE:
There is a small rise in the land where it meets the road in the northwest corner, and this would be a great place to build a cabin or home. Utilities are available at this site, and there are no building restrictions or building codes here.
MINERALS:
The owner doesn’t own any mineral rights, so there aren’t any convey. All other property rights, such water and wind, are in tact and will transfer with the sale.
