Land / Lot Information
|Address:||Cottle County, Texas|
|Price per Acre:||$1,000|
This 240 +/- acre farm is located in Cottle County, Texas, southeast of Paducah in the Chalk community. It has paved road access on its north side on FM 1038, where electricity is located. An older water well is located near the road too, but the seller has no knowledge of its condition.
LAND USE: Per the FSA, it has 231.5 acres of cultivated farm land, but this field has been fallow for years. Now it is full of native grasses and re-emerging mesquites. Over time, it will thicken and will make a great hunting pasture. This land is surrounded by large acreage ranches and is within a 1/4 mile of the 50,000 acre Gibson Ranch and one mile from the 90,000 acre Triangle Ranch. Several creeks and wooded draws transverse the neighboring pastures making corridors for wildlife, and scattered wheat fields provide winter nutrition. As it stands now, you can hunt whitetail deer and feral hog on the property with some feeders set up, and it would make a good quail hunting place too.
MINERALS: The seller believes to own all the minerals and will convey 100% of what they have to the buyer. Neither seller nor broker makes any exact representation as to the percentage of minerals to transfer and is up to the buyer to verify prior to closing.
LIST PRICE: $1,000/acre | $240,000 total
