This 26.827 acres is located on the south side of the city of Vernon, accessed at the south dead end of Nabors St. Three phase electricity is in place and the property is fenced on three sides with barbed wire fencing. City water and sewer is available at Nabors St.
The property has an irrigation well that will produce 125+ gallons per minute of water. This well was originally drilled by the City of Vernon for city use, but was relinquished back to the land owner years ago because the City determined it didn’t need it. The current owner uses it to pressure a six tower Greenfield pivot that will water approximately 20 acres of land; this pivot is around 15 years old and is in good working condition. The well has a 7.5 hp Gould submersible pump in it. The well was looked at it by a local professional in Jan. 2020 and determined to be 44.6 ft. deep, with 21 ft. of water in it. A sample was taken to the NRCS office to be tested for salt, and the agent said it was “clean”, with barely more salinity than the treated city water. Buyer will be allowed a due diligence period to inspect this well or anything else on the property.
The current owner has owned the farm since 2013 but farmed it for 17 years prior to this and has used it to grow wheat, cotton, hay grazer and peanuts. The soils are class 3e fine sandy loam, capable of growing these crops in abundance, plus alfalfa, melons, vegetables and virtually anything you wanted to grow. The neighboring farms are in coastal grass. Pecan trees are native to this area of Texas and would grow well here too, if you wanted to develop an orchard. The summer of 2020 had hay grazer on it and the last cutting in August produced 72 round bales. The possibilities are limitless!
Outside of irrigation circle is around 7 acres on the corners. The southeast corner has a nice site for building a home. The land joins the Highland Park Dr neighborhood on its north side. No houses are to the south, and the closest homes to the east or west are 0.2 miles away. The property is within the city limits and is zoned R-1 for single family residences, which doesn’t allow manufactured housing, trailers (fixed or portable), duplexes, apartments or any multi-family housing. To allow a manufactured house, the zoning for the land would need to be changed to R-2, and then a special-use permit will be required. Further city restrictions require an onsite house to be built before a barn or other structure. A barndominum, or a barn with live in quarters, is permissible.
