LOCATION:
On Highway 82 from Nocona go 6.5 miles west until you come to FM 1816; go south 1.7 miles to the property gate; entrance is on the east side of the road. Distances to other cities are as such:

THE LAND:
Most of the property has improved grazing pasture, with coastal grass being predominant; approximately 18 acres is in native pasture with mesquites and hardwoods. The perimeter is fenced (north fence is new, west & east sides are good, south side is fair); all the cross fences are in poor condition and need to be taken out.
A branch of Barrel Springs Creek cuts through the middle of the land, naturally dividing it into two sections. This creek has springs and will run water most of the year. A concrete crossing provides access across the creek. It is lined with elm trees. This creek runs a tremendous amount of water and could be used to fill a small lake, if you wanted to build one.
Four ponds are also on the ranch, two of which will hold more than 0.5 surface acres of water each. I have seen lots of ducks sitting on these ponds during the winter. The treed areas around the creek see lots of whitetail deer and feral hog traveling them too.
RANCH HOUSE:
The house sits in the middle of the property and has three bedrooms and one full bathroom. The home has 1,316 sq ft and is dated, but clean. It has CH/A, water well and septic system. The metal roof is in good condition; it has wood plank siding. An attached one car garage has an additional bathroom and utility room. OTHER IMPROVEMENTS:
Next to the house is an older set of pipe pens and a metal barn with electric & water. The barn is approximately 50′ x 40′ with a lean-to that provides cover for six dog pens.
