Description
The Red Dirt Ranch is located next door to Lake Nocona in Montage County, TX. It has 97.885 surveyed acres of dense woods and scenic land. A large two story home and 40’ x 30’ shop were built in 2022, providing the ranch facilities needed to enjoy this property immediately!
LOCATION:
The ranch is located next door to the Nocona Hills Subdivision at Lake Nocona, which is a gated community. The main boat dock for the lake is less than three miles up the road. Lake Nocona has approximately 1,362 surface acres, with a maximum depth of 80′. It is known for its great crappie and large mouth bass fishing.
Nocona Hills has a 3,500′ landing strip, 18 hole golf course and great restaurant – Bear’s Den Diner. Distances to nearby cities are:

LAND DETAILS:
The Red Dirt Ranch is the perfect representation of a North Texas Hill Country property. It has 60′ of terrain variance, of what seems like endless groves of hardwoods. Upon entering the property, you will travel down a 1,150′ graveled driveway that winds you through hundreds of native towering pecan trees. The owner did a tremendous clean job throughout this pecan bottom to mulch under brush and open the woods up. After arriving at the house, you’ll immediately notice how quiet and private it is. Unseen from the road, your only neighbors are the deer and other critters that also call this place home.
Continuing down the ranch’s interior roads will take you by two ponds, the first around two surface acres large and the second, almost one. The land is transversed by one main seasonal creek, which has two smaller creeks that feed it. Many sections of the creeks are rock lined and very pretty when running water.
The bulk of the back acreage is in mature post oaks. Small meadows open up, providing excellent wildlife staging areas. The soils are primarily sandy and some areas could be developed into food plots. The owner has one 3,000# stainless steel feeder and one large, custom built box blind. RANCH IMPROVEMENTS:
The ranch home is a barndomium construction, covering 4,501 total sq ft under roof that includes 3,619 sq ft of interior living space (both floors), 1,068 sq ft garage and 1,245 sq ft of covered porches. No expense was spared here, from the diamond polished concrete floors to the solid white oak inset cabinetry. It is extremely energy efficient, with 12″ of spray foam open cell insulation in the exterior walls and ceiling; all interior walls were spray foamed too; the highest electric bill in 2022 was only $88!
The kitchen is open to the living room and features Mont Blanc satin finished quartzite countertops, a 40” sink with on demand hot water spout, pull out spice rack/can storage cabinets, under-mounted cabinet lightening & outlets, and stainless steel appliances (stand alone fridge & freezer, gas stove, dual ovens, dishwasher & ice maker). A mudroom between the kitchen and garage provides more pantry space and has a second refrigerator & Sharp slide-out microwave.
The living room has 20′ tall vaulted ceilings and a wood burning stone fireplace. Its unique mantle was hewn from an enormous mesquite tree found on the ranch itself. The fireplace has a gas starter. The whole house has large windows that bring in lots of natural light and views of the outdoors. All the other rooms have 10′ ceilings.

The attached garage is huge, with 20′ ceilings and two oversized 14′ doors. The house is serviced by a private water well, co-op electric and fiber optic high speed internet.
Within walking distance of the house is a 40′ x 30′ insulated barn/shop, with two garage doors and lots of shelving. Electric and water were ran to it as well. The whole ranch has a perimeter fence in excellent condition and could be used to graze livestock, if desired. Two RV 50 amp hookup are also in place, and another 50 amp hook up for a hot tub on the porch, if you wanted to add one.
