This acreage lies at the dead end of a county maintained road, surrounded by other farms and ranches. A paved road is just one mile away, which is where the nearest electric line is too. The perimeter is fenced; most of the fences look to be in very good shape, with the exception of the creek bottom that needs repairs. More easier would be to run a new fence along the edge of the pasture and creek bottom to keep cattle out of that area, if you were concerned.
Near the entrance is a small shed with overhang porch, good for keeping tools in. It might also serve as a one man cabin, if you were to spray foam it and add a generator. The windmill isn’t working but the metal casing seems to be ok to the well, and you can hear shallow water if you drop a stone down it.
The whole farm has approximately 80 ft of elevation change across it. The west and north sides have deep creek bottoms. While these creeks can probably get dry during the summer heat, they seem to have springs feeding them, which is common for the Tell area. They were both running at the time of the photo shoot. Hardwood trees line these bottom areas, providing excellent places for bow stands. One ravine in the particular on the west side seems to have potential to dam up for a lake.
The soils are a Paducah and Caddo loam, which can be used to grow wheat or other short grain crops, if you wanted to install food plots. Lots of nooks and meadows provide locations for feeder locations.
