LOCATION:
Located just a few miles west of the Red River, the property has paved frontage along its north border on FM 2916 and paved frontage on CR 105N at its SW corner, where the main entrance gate is. The ranch sits along the Great Western Trail, the main cattle trail from Texas to Kansas in the late 1800s, just down the road from the historic Doans Crossing. Approximately a 15 minute drive to the town of Vernon (pop. 11,000), you will have quick access to multiple restaurants, a grocery store and Walmart.
THE CABIN:
Constructed in 2019, the cabin is a 45 ft x 23 ft barndomium, with 736 sq ft of living space and a 299 sq ft garage in the back for storing equipment and feed. The house has CH/A, septic system, electricity and metered water from Northside Water District. It is located far off the road, where it is hidden behind trees. The building itself is spray-foam insulated and very energy efficient.
The floor plan includes two bedrooms, a bathroom with sink, shower and W-D connections, living area and kitchen. It comes fully furnished with appliances and furniture. It does not have internet installed, but this could be added through Starlink or locally through Syntrio. Currently, the owner uses Dish TV.
TERRAIN/VEGETATION:
The interior of the property is very private, mostly hidden by tree cover, with 100 ft of topography change from west to east. The north and south ends have VERY thick mesquite brush and towering hardwoods, perfect for bowhunting. 40 ft high elm trees, chinaberry motts, scattered cedars and cottonwoods add to the tree diversity. The west side of the ranch sits in a sort of bowl draw, with excellent mesquite cover. The east side has a sloped terrain with bluestem and other native range grasses; wild plum thickets will be found throughout the whole property. The view from the east pasture is fantastic, stretching all the way across the Red River into Oklahoma.
HUNTING:
The owner has a fenced 1.1 acre food plot in the middle of the ranch; the soils are sandy loam and capable of growing most grain crops, turnips or alfalfa. Four hunting stands (three tower blinds, one box ground blind) are set up at different areas of the ranch, each with its own pen feeding station in line of sight. This general area of Wilbarger County has lots of cover plus irrigated farm land that provides year around nutrition for wildlife – expect 150+ class B&C whitetail bucks, as well as lots of Spring turkeys and feral hogs. I jumped two coveys of bobwhites during the photo shoot in April! Bucks scoring over 180 B&C have been taken in the immediate area as well, including a 220+ B&C hanging in the City of Vernon Chamber of Commerce building!
The large pond can hold over one surface acre of water and attracts dove and winter migratory ducks. It provides an excellent water source for larger game too.
RANCHING:
The property has a barbed wire perimeter fence in great condition, with some cross fencing. Cattle are watered through the pond or meter tap; a set of pipe working pens are located on the south end. The ranch can comfortably carry 20 cows and is under a year-to-year grazing lease with a local rancher that can continue to retain the agricultural tax exemption, if desired.
MINERALS:
The owner doesn’t own any mineral rights, so none will convey. An active oil well used to be on the far north east side, but its pump jack was removed several years ago because it wasn’t viable anymore.
