Description
Nice 95 +/- acre farm in eastern Hardeman County, Texas, south of Chillicothe on the paved FM 392! Two fields and a grass pasture allow for rotational grazing or multi-use agriculture. A waterway cuts through the middle of the property, providing a good location to construct a pond. No restrictions, so come and build or do whatever you want!
The fields are 43.5 and 25.4 acres in size; FSA says there are 23.5 acres of grass. The soils are sandy loam. Some of the cross fences dividing these areas are good and some are in need of replacement. Same with the perimeter; the east fence looks good, the south fence is fair (down in a couple of places). The north side doesn’t have a fence at all, and the west side is old but holding. The current tenant is using a hot wire along the road for cattle; he also operates the adjoining east and south pastures so any gaps in the fence don’t cause a problem for his cattle. The annual cash lease pays $2,000 and runs January 1st to December 31st. Buyer will need to assume Seller’s position in this lease; it may be terminated on 12-31-2024.
The old homesite on the property still has a small wooden barn. Electricity is in place here; a water well is too, but is not believed to be any good. Red River Water Authority has a service line running down the road on the north fence, where a tap can be obtained for water for a home or cattle. This farm would be a nice place to build a home.
Chillicothe ISD. Ag exempt for low taxes; 2023 bill was $282. Seller to reserve any owned mineral rights at closing; there is not any production or active oil leases on the land.
LIST PRICE: $2,250/acre | $213,750
