Description
This 2,038 +/- acre North Texas ranch is located five miles south of Electra, TX and joins the historic 535,000 acre Waggoner Ranch for three miles on its north side! Surrounded by other large acreage operations, it is prime for hunting trophy whitetails and other wild game. The Cundiff Ranch, part of the original Ancell Ranch, has been under the same family ownership for a century and is being offered on the market for the first time.
LOCATION:
It is located in southwest Wichita County along the paved State Highway 25, between Electra and Kamay. The closest airports are in Vernon and Wichita Falls (30 min drives), with American Airlines running flights to & from Wichita Falls Regional Airport to DFW daily.
In addition to the Waggoner Ranch, the Cundiff joins a 2,500 acre ranch its west & south sides, a 300 acre farm also on it south and across Hwy 25, another 2,500 acre ranch; also within a few miles is the 7,000 acre Swanson Ranch. All of these ranches are low fence, with similar wildlife habitats as the Cundiff, making the whole area excellent for trophy game.
WILDLIFE AND HUNTING:
The ranch hasn’t been hunted in years and was never hunted hard prior. Whitetails cross through this ranch on their way to graze the neighboring wheat fields to the west and south. The ranch could be rifle or bow hunted, with its varied terrain. Bucks in this area are routinely harvested in the 180 class B&C range.
In addition to whitetails, you can hunt feral hogs year around, or Rio Grande turkeys seasonally along Beaver Creek. During the photo shoot, I saw deer, a covey of Bobwhite quail, a chapparel, coyote and lots of native dove.
SURFACE WATER:
Four seasonal creeks transverse the property from north to south – Coon Creek, Rough Creek, Bluff Creek and Beaver Creek, which holds the deepest ravine and most annual water. The creeks divide the the ranch topographically too, marking significant drops in elevation, up to 100 ft in some parts. These large hills and bluffs provide excellent vantage points, with views across huge swaths of the ranch at once. Rough Creek and Bluff Creek, particularly, provide lake construction locations as well.
The ranch also has five large dirt tanks and a couple of wet weather sloughs.
TREES AND VEGETATION:
The Cundiff is full of trees and brush, providing cover on every side of it. All of it is classified as “native pasture”, with no farm land. Some areas on the east and west sides have class 2 soils and might could be cleared and developed for food plots.
The east half of the ranch is mostly mesquite brush; the west half, as the ranch descends into the Beaver Creek bottom, has lots of hardwoods, including hackberry trees, tall elms and chinaberry motts.
The grasses are all native and include buffalo, bluegrass and winter rye. Most of the fences are in good condition, but some stretches are in need of repair; the ranch can sustain around 50-60 cows and not overgraze it.
UTILITIES:
The ranch has access to electricity at the road on its east side. No community water system is in this area; ground water is scarce, but if any were to be found it would probably be on the west side near Beaver Creek. An old homesite sits in the middle of the ranch, where remnants of a stall barn and house, with a sole standing stone fireplace, still remain. A water cistern is here too, but no old water wells.
MINERAL RIGHTS:
All owned mineral rights will be reserved at closing by the owner. The ranch doesn’t have any oil wells on it and only a couple short lived wells in the past. It hasn’t had active production since 1997.
