Description
This 320 +/- acre tract of land is located approximately 5 miles south of Quanah, TX, in Hardeman County, two miles west of Hwy 6. Sitting on the edge of the flat pastureland and rolling river breaks of the southern part of the county, this ranch offers a varying terrain. Very remote, with utilities on site.
LAND FEATURES: The property has a perimeter fence in excellent condition, and one cross fence dividing it into two 160 acre tracts. The fences have metal t-posts, pipe stays and corners with caps; all of the gates are prefab metal gates (no wire gates to stretch).
The front 160 acres was once a field and has 140 acres of re-emerging mesquite brush cover; a 17 acre block on native pasture in the NE corner has a large tank, which would make a nice fishing pond. At the road entrance is a small deer camp, with electricity and Red River Water Authority meter in place too.
The back 160 acres has 50% in new growth mesquites and 50% in rolling cedar breaks, with approximately 80 ft of elevation change. Two ponds on the south side here provide water for wildlife and cattle. Joining the property on its west side is a 10,000 acre low fence ranch, the only neighbor between this property and the Pease River just two miles away!
WILDLIFE: Strong whitetail deer population here, with bucks in this immediate area harvested with B&C scores above 180! Also feral hogs, predators and excellent Fall dove hunting. The parts of the ranch that were once in farm production were used primarily to grow winter wheat, so the opportunity to clear out large food plots is here; the soils are Class 2 & 3 clay loam, with potential wildlife crops being wheat, milo or turnips.
The property has been leased by the same hunting tenant for years; the lease runs Sept 1-Aug 30. All blinds & feeders, camping trailers, etc belong to the tenant and will be removed upon lease termination.
CATTLE: The grazing is leased to a different tenant, who pays $4,800 annually to keep 20 cows year around on the ranch. This tenant is local and would continue with this lease, if desired. He mostly uses the dirt tanks to water his herd, but in case of extreme drought uses the Red River Water Authority system to supplement. A water well on the SE side needs a pump and could be used for supplemental water too.
MINERAL RIGHTS: Surface estate only, no minerals to transfer. No active oil production on the ranch, and no current leases in place either.
