Description
The Vashti Cattle Ranch in southeastern Clay County is a great cattle property and/or homesite. It has 115 +/- total acres and is divided into four grazing pastures and a 16 acre coastal hay field. Here are the details of the different pastures:
- Coastal grass: 29.5 acres
- Klein grass: 31.8 acres
- Improved native pasture (primarily coastal): 13.5 acres
- Tillable land for winter grazing: 12.8 acres
These pastures are fenced off separately. The fences are all in very good condition, with barbed wire, metal t-posts, and pipe corners and stays, as is the perimeter fencing. Each pasture has a place to water livestock. Across the land there are two ponds, two water wells, and a 3.2 surface acre small lake. One of the water wells is ran by an electric sump pump and works great; the other well has a windmill on it, which needs minor repairs to get it pumping again (casing and well are fine, windmill itself is what needs the work). Both wells are within 100′ and can produce 10+ gpm. The lake is situated in the middle of the three larger pastures and can be used to water cattle in any of them by just opening up that pasture’s gate. It has a partially built fishing dock going out on it, which could be completed by adding railing and a floor. The lake is stocked with catfish.
Other improvements include a small barn with a dirt floor, a storage car, horse loafing shed, and excellent set of pipe working pens with five smaller pens and one large branding pen. A water line from the working water well and electricity lines have been ran over to the barn and pens, where a frost free hydrant is.
The land is primarily flat on the north part. Towards the south part of the ranch, it rises approximately 50′ higher, providing some nice views across the landscape from those points. The Vashti area has post oak groves and rolling hills everywhere, and the surrounding countryside here is beautiful. The ranch has public road frontage on both its west and south boundaries, and there is a really nice homesite on the southeast corner of the property that takes of advantage of the views and lush Klein grass pasture.
