Nice rural acreage for sale north of the Thalia community in Foard County, TX! These three small farm tracts are located just a few miles north of Hwy 70, between the towns of Vernon and Crowell. DFW is about a three hour drive away; Lubbock and Abilene are a little over two hours.
Each tract has road frontage and access to electricity. The soils are Miles loamy fine sandy, productive for growing cotton, wheat, guar, hay or could be sewn in coastal or other grasses. No fences or buildings are on the property. A few trees are along the borders, but the bulk of the land is an open cultivated field.

This farm does not have any ground water underneath it for water wells, so you can’t irrigate it. Any water for livestock would be from the city water line (Thalia Community Water). Tract 1 has access to the city water line located across FM 262. A city water line is also located along CR 239 where a house is across the road from Tracts 2 & 3. A Santa Rosa fiber optic line is also running down the county road where Tracts 2 & 3 are.
The land has some natural gas wells across it; each tract has two wells. These are small risers only a few feet high, and not very noticeable across the field (see PHOTO GALLERY). They are connected via underground pipelines, which do not affect the ability to farm the property. The owner doesn’t own any minerals rights, so no ownership in these wells will transfer at closing.
The current farmer will continue to farm the property if desired, at a rate of $25/acre annual cash rent or 1/5th of the gross crop.
