Description
This 181.9 +/- acre rectangular shaped tract of land is located off the beaten path in Farmers Valley, approximately 10 minutes from Vernon, TX in Wilbarger County. It has solid brush cover, excellent hunting and joins a 3,200 cattle ranch on two of its sides!
LOCATION:
Located in the Farmers Valley area, it is approximately two miles south of the paved FM 925. The ranch has county road frontage on both its north and east sides, and electricity is available along the north road. Entrance gates are located on both of these roads. It is a third of a mile north of the Pease River and joins a 3,200 acre cattle ranch on its west and south borders, the only property between it and the river. The land is a 2.5 hr drive from either DFW or Amarillo along the Hwy 287 corridor.
LAND TERRAIN:
The property has 50 ft of elevation change across it, with the higher elevations on the northwest side. The primary trees are mesquite, overall very thick cover. The pasture hasn’t been grazed in years, so the native grasses are thick and healthy. The vegetation here is perfect for wildlife, creating bedding areas while allowing for long range rifle shots. The soils have a tight clay base, but you might could find a few spots where a small food plot could be planted.
SURFACE WATER:
The ranch has six water tanks across it. None of them are very large but they all hold water well, providing water for the native wildlife. Elizabeth Creek, a seasonal creek, winds through the southeast portion of the property. This creek is one of the main drainages of the Pease River in Farmers Valley and moves a lot of water after it rains. You could potentially build a small lake off of Elizabeth Creek, as long as you constructed the dam and spillway right, so it could contain what came into it. Most tanks along this creek ravine are located on the edge of it, not on the main creek itself.
HUNTING:
This ranch has been used solely by the owner for hunting for several years now. Strong numbers of deer are seen every year. The surrounding ranches don’t allow much hunting, so it allows you the chance to manage that buck you’ve been watching. Two staging areas are set up, but multiple other places on the ranch could be developed too. The ranch’s wide draw though the middle of the ranch acts as a corridor, and game trails are everywhere.
Feral hogs and Rio Grande turkey will also be found on the ranch. Dove hunting on the tanks can be really good in the Fall, and the owner states he has also seen lots of ducks coming to them over the last few years. The river and creeks in Farmers Valley are natural flyways for migratory birds, and this property benefits from them.
IMPROVEMENTS:
The ranch has a metal gated entrance. The main interior road comes in from the east side, going past the old home and through the middle of the property. This home is a shell, wood frame home of no value, and needs to be torn down. Other than this old structure, the land is really clean.
Electricity is located along the road on the north side, but has not been brought onto the place. No city water lines are running in this area; the closest Red River water line is at FM 925 a couple of miles to the north and would cost around $40K to bring down to the property. Water wells are spotty in this area, but a couple of wells are on a farm 1.5 miles down the road to the west.
Any non-attached property, including blinds and feeders, will be retained by the seller and moved off by closing.
PROPERTY TAXES:
The land has an agricultural exemption, which keeps the annual tax amount less than $100. With this agricultural tax exemption already in place, you could convert it over to a wildlife tax exemption, if you wanted to use the land strictly for hunting.
MINERALS:
No minerals are available with this purchase, as the family members own varying interests and will keep whatever they owned. No oil or gas production is on the land or in the immediate vicinity.
