Description
This 59.55 +/- acres is located at the end of Faulkner Rd. in Montague County, TX, 5.5 miles north of Alvord and 5.5 miles east of Sunset (as the crow flies). The land has varied topographies, excellent water features, hunting, fishing and grazing opportunities. It is just a 1/4 mile north of the Wise County line and can be reached from downtown Fort Worth is less than an hour.
To get to the ranch from Highway 287, you take FM 1749 north at Sunset. After three miles, turn east on Pleasant Hill Rd; down this road you will go past multiple ranches, clean country homes and Charis Hills Camp. Pleasant Hill Rd becomes Faulkner Rd, and then dead ends into two gates – the subject property (north gate) and the Double L Ranch (south gate). This property’s gate has a cattle guard and metal double swing gate. The fences are in excellent condition, most are within 10 years old.
The whole ranch has over 80 ft of elevation change, with multiple draws running across it. The front part of the ranch has scattered post oaks and a rolling grass pasture. Along the first draw, a large pond has been constructed that will hold 1.3 surface acres when full. The previous owner used this tank to dove hunt. It has a culvert at the dam that controls water from spilling over, redirecting overflow down the draw where it runs like a small creek. Another draw in the middle of the ranch opens up to an even larger valley on the east side; a second smaller pond is located along this draw, and a third pond is on the west side too.
Continuing down the main ranch road takes you to a 2.5 acre gravel oil field pad, where a pump jack and storage tanks are in place. This pad has some oaks around it, but can be seen from various places on the ranch. A pumper comes into the property once every 1-2 days to check the site and remove oil. Other than that, it is not much of a distraction.
Beyond the pad site, the land starts to slope north towards Panther Creek. The fence stops short of this slope, because the land has some deep draws here and it would be very difficult to fence. One of these has a steep 40 ft drop along the bluff line. This whole back area is heavily wooded with oaks and cedar, excellent cover for whitetail deer. One wood frame box blind and an older feeder will be conveyed with the sale. (Game camera pictures will be posted as available.)
An old road takes you down to Panther Creek from the top. The property’s survey line actually goes out to the middle of Panther Creek. The creek is 80 ft wide and is more like a fishing tank than a creek. Several of the neighbors have fishing piers and docks on their creek banks, and a great location is on this side to build one too, if desired. Less than 800 ft downstream from the border is a 22 acre soil conservation lake, which ensures that the bass fish population stays strong up and down the creek! Monster bass out of Panther Creek have been reported by neighbors, and this adds value that is hard to find on other ranch properties.
In the southeast corner is a wooded area that would make a good camp site. Another campsite is in the back, where underground utilities have already been ran to. This back campsite takes in nice views across the wooded creek valley and would be a private place to build a cabin.
The neighbor to the south runs cattle on the land, which retains the agriculture tax exemption. The taxes for 2020 were only $33.36! The property is in Bowie ISD; other schools within a short drive are in Alvord and Forestburg. No building restrictions. No mineral rights are owned, so none are available with this sale. New survey plat is available as well.
