The Salt Creek Ranch is 55 +/- acres of prime hunting-recreational country in North Texas! Located just a few miles west of Nocona, it is quick access to just about anything you need. With 90% solid trees, a livewater creek and an established food plot, this property has a lot to offer.
Many different types of trees will be found here, including post oak, elm, native pecan and some of the biggest bodarks I’ve ever seen. Most of the mesquite were grubbed years ago near the entrance, but a few taller ones were left in order to make a staging area. This location would also be an excellent place to build a cabin or home. Just below this area is a cleared 0.6 acre food plot normally planted in winter wheat; a blind and spin feeder are set up here too. Deer have been fed at this location for over a decade. The ranch has only been mildly hunted over the last 18 years. Through consistent culling and feeding, the bucks are looking good now. Turkey and wild hogs can also be found here.
The live water Salt Creek runs from south to north through the property, and the property has frontage on both sides of this stream. It winds through the land, making a big bend about halfway through. Because you will have access gates along the county road on both sides of the creek though, you can easily get to either side with a vehicle. Salt Creek has a sandy bottom and provides consistent water for wildlife. Game tracks cover the creek bed and trail after trail leads to it. According to locals and other neighbors along this creek, Salt Creek runs water year around. After it leaves the ranch, it empties into the Red River about six miles downstream.
The whole property is forested, with numerous ravines and hills. The creek is accessible in some locations where the land slopes to it, and in other places, a 40+ ft. bluff runs right beside it. In a wide bend of the creek on the south side of the property is an area dubbed “the park”, which feels just like one. Towering trees and little to no briar in this area make is a great place to explore, enjoy the creek, camp out, etc.
The property has county road frontage on both its south and east sides. The land will come with a utility easement through the north neighbor, so if you ever wanted to have electricity you could access it. Well water can be obtained within 250′.
The land has a current agricultural tax exemption. Property taxes are estimated at just $300 annually.
