It has the perfect variance in woods and prairie land, and is well suited for both hunting and grazing. A great homesite is on the east side too that takes in views for miles and miles.
LOCATION:
The property is located southeast of Henrietta, one mile south of Highway 287. It is about a twenty minute drive from Wichita Falls and two hours from either Fort Worth or Dallas. Both the west and east sides have county road frontage; Fairview Rd. is on the west side where the entrance is, and New London Rd. is on the east. Both of these roads have a gravel base and provide all weather access.
LAND TERRAIN:
The ranch has a nice roll to it, with some 40 ft. in topography change. The upper portions on the west and east sides have thick native grasses and scattered mesquite trees. Seasonal creeks cut across the property along the whole south side and down the east side. These creeks are lined by huge elm and hackberry trees. An elevated homesite on the north east side takes in some great views across the creeks and surrounding landscapes. Electricity is located at the road very near to this site too.
The ranch has one perimeter fence, made of metal t-posts and barbed wire. It is in excellent condition, and the north fence is brand new. There is no oil & gas production on the property and very little in the area. The property is very clean, with no old buildings to clean up. Primarily raw land, it is ready to be developed according to your vision as a hunting or cattle ranch.
HUNTING:
With its thick woods and open grass country, you could rifle or bow hunt the property. This area of Clay County has good numbers of whitetail deer, turkey and feral hog. The ranch has been hunted in the past by tenants; any blinds or feeders seen in the pictures are the tenants’ and will be removed from the property before closing.
There doesn’t appear to be much hunting pressure around the borders. 700 acre ranches join it on both its north and south sides; across the roads to the west and east are various sized tracts with mostly open grass pasture for cattle.
GRAZING:
This ranch’s grasses are in amazing condition and should be able to comfortably support 20 cows.
SURFACE WATER:
One pond provides water for wildlife and livestock. It holds around 0.8 surface acres of water when full. The creeks hold pockets of water throughout it, but more importantly, provide the water flow needed to construct a small lake on the property.
