LOCATION:
The land is in Montage ISD, a sought after school district for Pre-K through 8th grade. Nearby highschools within a 15 minute drive include Forestburg, Saint Jo, Nocona, Goldburg and Bowie. Distances to other cities are:

LAND DETAILS:
The land has around 30′ of elevation change across it, sloping from west to east. On the far west side is a broad hill that would make a wonderful location to build a home, where tall trees create privacy on the western border and the view goes on for miles and miles to the east. At 1140′, this hill is one of the tallest hills in the immediate area.
The property has mature oak trees, and coastal is the predominate grass in the pasture, with scattered wild blackberry thickets. The soils are sandy loam and would be ideal for grapes or fruit trees. One small pond is located near the property entrance.
You access the property via a 1,400 +/- ft graveled easement road coming from Alamo Rd. Electricity runs all the way down the easement road, so it is already on site. The Upper Trinity Aquifer can be reached at 500 ft for abundant water. This road is private and is only used by this land owner and the other tracts of land along the road on its north side.
According to title, there are no easements crossing this land – no pipelines, oil field traffic or other 3rd parties crossing the land – so it is wide open for you to develop according to your own vision.
IMPROVEMENTS:
The property has an older wood frame 35′ x 30′ metal barn with dirt floor, that would work well for storing square bales or equipment. This barn has a lean-to as well. A large set of pipe pens joins the barn that has recently been cleared of any brush growing in it. The pens have two lots and a working lane too. A 60′ long metal equipment shed provides additional space to store items.
BUILDING RESTRICTIONS:
Only site built homes; no manufactured homes or trailers allowed. Barndomiums are permissible. Only one main house and one guest house allowed per 10 acres of land.
PROPERTY TAXES:
The land has a current D-1 ag exemption in place, having been used to graze cattle for years. You could continue grazing the land or convert it over to Wildlife Use to maintain this tax exemption. Annual taxes are estimated to be less than $100.
