LOCATION:
The property sits along CR 334, which comes to a dead end just after passing the ranch entrance, so there is very little traffic. It is just north of the growing metroplex and near to major roads and highways. Both FM 51 (highway from Decatur to Gainesville) and FM 455 (highway from Forestburg to Sanger) are within six miles. Highway 287 and I-35 are 23 miles away. Drive times to nearest cities are as such:

TERRAIN:
The land has 70 ft of elevation change across it, from the highest point on the county road down to the creek bottom. The land is approximately 20 acres of trees and 4 acres of grass pasture. The trees are enormous and diverse, including various species of oak, towering elm and some cedar. Newly built interior roads provide access across the whole acreage, giving you direct access to both the lake and the creek for fishing. Several ravines and washes transverse the land. Hiking is great here, with something new to always explore.
WATER FEATURES:
The land joins a 28 surface acre Soil Conservation Lake, having access to approximately 1.5 surface acres that fall within its border. The survey line goes across the lake and includes approximately four acres of trees on the south side. This lake is fed by Dixon Creek, a limestone base, spring-fed creek that keeps its water levels strong. The ranch has approximately 440 ft. of frontage on BOTH sides of Dixon Creek too! The lake has great fishing for black bass, perch and catfish. Up the creek you will find lots of black bass, which can be fly fished or spin reeled.
HUNTING:
This land has great hunting for whitetail deer and feral hog. It has virtually no hunting pressure around it. Across the lake and creek to the south is 1,900 acre conservation ranch that doesn’t allow any hunting.
BUILDING SITE:
Above the lake shore up the hill is a great building site, where an electric meter is already in place. Years ago, electricity was ran down to the bottom where it was set up for seven RV hook-ups. The wiring for these hook-up needs attention to make it operational again. Each RV spot also has access to a line that runs to a central septic system also on site. For water, you would need to drill a water well.
OIL & GAS:
There is not any oil & gas production on the property. Seller to reserve any owned mineral rights at closing.
PROPERTY TAXES:
The land has a current ag tax exemption, so the taxes are minimal, estimated to be around $300 annually.
