THE HOME:
The owners purchased this land in 2010 and built the house the following year. It has approximately 2,000 sq ft of living space with 2 bedrooms, 2 full bathrooms and an open concept kitchen/living/dining room with huge windows allowing you can see the pastures. The bedrooms have carpet and the living areas 18″ tiled floors.
The interior is completely custom – ash wood cabinetry, exposed beams, oversized doors, 9′ ceilings and rounded corners throughout. The fixtures are rustic and somewhat industrial, complimenting the stained trim and woodwork. All the countertops are granite. Both bathrooms have copper sinks and walk in showers; the master suite has a large walk in closet and private exterior entrance out to the porch too.
The living room has 15′ vaulted ceilings, so it feels very spacious. A limestone “block stacked” construction fireplace is in the corner. It has propane gas ran to it, but is capable of burning wood. The kitchen is all electric and has an eating bar and walk in pantry. All appliances are matching Kitchen Aid and convey (refrigerator, trash compactor, dishwasher, cooktop, microwave/oven combo & additional convection microwave). The washer & dryer will stay with the house too.
The home has a sound system with speakers in every room. A fiber optic line can provide high speed internet, cable tv and a landline phone, if desired. The electric is from a local co-op provider, and city water is at the house too. It doesn’t have a generator but is already set up for one, all you have to do it plug one in. The house has a septic system with lateral lines for waste disposal.
FURNISHINGS:
The property comes fully furnished with not just appliances, but furniture, linens, dishes, cookware and many decorative items! Some personal pictures and artwork will be retained by the owners, but overall, everything stays. This home truly is move in ready.
THE GARAGE:
Attached to the home is a large pull-through garage, with approximately 1,000+ sq ft of space. Included is a tool storage room and concrete reinforced safe room. This garage, or even just half of it, could be finished to add another bedroom. The attic space above it is very open and could be converted into living space as well.
THE HOME EXTERIOR:
The exterior is Austin stone, with cedar overhangs and eaves. Three sides of the house have a wrap around porch, allowing you take in views from any side. The roof is metal. The flowerbeds are nicely landscaped, and the the lawn has irrigated zoysia grass.
THE LAND:
You enter the property through a gated pipe entrance. The perimeter is fenced, with one cross fence dividing it in to an 8 acre pasture around the house and 13 acres near the river; the fences are in excellent condition. The soils are sandy with native grasses, some parts have coastal introduced. Along the river is a tree line, but other than this the land itself doesn’t have any trees on it. The terrain has rolling sand hills but in the bottom to the west of the house is a great place to build a horse barn or secondary structure.
The property follows the Red River along its south border, providing for some 760′ of frontage. The Red River is known as a flyway for ducks and geese, as well as having great fishing for channel cat. You can expect to see lots of whitetail deer, feral hog and turkey here.
