This property feels so much bigger than it is! It located in the rolling, tree-covered hills between Forestburg and Montague, less than two miles from the paved FM 455. It has approximately 100′ of elevation change across it and is covered in oak trees, with some areas having heavy concentrations of juniper cedars and elm too. You will find both post oak and blackjack oak trees here. Multiple ravines transverse the property; two deep draws run along the SW and SE border, which have natural springs in the them bubbling up. The SE draw has enough water moving through it to form pools of standing water. Walking this area is really serene; you can actually hear the creek rolling through the draw. This natural water is a major asset to the ranch for attracting wildlife; deer and hog tracks are all through the creek bottoms and up top through the pasture too.
The thicker forested areas open up in several places to lush grass meadows. The largest of these, a little over an acre in size, is in the northwest corner near the road entrance. This meadow would be a good place to install a food plot or set up a hunting staging area. The property has not been hunted in many years and is prime for good management to come in. Whitetail deer and feral hog are abundant here, plus various predators and varmits. Several pond construction locations have been identified too, where rain runoff is already naturally collecting.
Several locations would be perfect for putting a cabin. As there is no electricity here, a generator would need to be used to power it. Because of this, though, you are free to put the cabin deep into the property, where it wouldn’t be seen from the road.
