This land is located 0.8 miles west of the Four Corners intersection of Hwy 148 and FM 174 in Clay County, TX. With frontage along its whole north border on the paved FM 174, you have easy year around access. It is mostly improved land, with just a few trees on the south line. All of it has productive, sandy loam soils. The neighboring ranches on the east and south have lots of trees, which create a more private feel along those borders.
The land is within a 20 minute drive to Henrietta, Jacksboro and Bowie, and 40 minutes to Wichita Falls. It is in the Midway ISD. The whole perimeter has a barbed wire fence around it, and one cross fence runs down the middle from north to south. The seller doesn’t own any mineral rights, so there are none to convey at closing. A tenant is currently in place who leases both the grazing and hunting. The lease pays $4,800 annually. If the buyer does not want to assume this lease, it can be terminated with a 60 day notice at closing.
Electricity is available down the roads on the north and west side of the property. You would have to drill a water well for a house, as there is not a city water line out here. Neither the broker nor the seller know about water depth or quality in this area. Houses are on the neighboring ranches on all four sides.
The land is being offered as a whole 75 acres, or either pasture may be purchased separately. It is ag exempt for taxes.
TRACT 1 (30 +/- acres):
The west 30 +/- acres has frontage along FM 174 on its north border and Old Joy Shannon Rd on its west. It is all in improved grasses, with mostly coastal. A nice pond is on the south side. An active oil well with a pump jack is on the north side and a set of tank batteries in the SW corner. This tract has some really thick grass and would be great for cows or horses. A nice open building site for a home is in the NW section of the property, before it slopes down; here you can see across the whole pasture.
TRACT 2 (45 +/- acres):
The east 45 +/- acre pasture has frontage on FM 174 on its north side. It has a pond in the NW corner where a cattle trap is. Approximately 37 acres is tillable and has been used to grow wheat in the past. It has sat fallow for several years, though. No oil and gas production is on this side. The owner has kept a feeder up on the east side near an oak grove, and deer come to it. 3 acres of land is in a small block in the NE corner in an L from the rest of the acreage, and in my opinion, would be a good place to fence off a space to build a home. You could have quick access to FM 174 from here, and there are also some really nice post oaks across the fence on the neighbor.
As a whole or in tracts, the land is priced at $3,500/acre.
