This tract of land has been in the same family for over 100 years and is 99.3 +/- acres of solid trees and brush! This is the first time it has ever been offered on the market. It’s located about 2.5 miles south of Thalia in Foard County, Texas, and is VERY private. The land has no roads or structural improvements, so you can develop it exactly according to your own vision.
The land has mostly mesquite cover, with some cedar and hackberry. Two small ponds provide water for wildlife; one pond is located on east side, and one is on the west. There is a 3.5 acre old field on the north side that could be cleared for a food plot. Of the total land, FSA shows 55 +/- acres were once in cultivation, having Rotan clay loam soils, so you could probably break out a food plot any where you wanted in the middle of the property.
The ranch is on the edge of the Beaver Creek drainage, with the creek running just a half a mile to the south. This area of Foard County has great hunting for whitetail deer, javelina, feral hog, and predators such as bobcat and coyote. All the surrounding properties have lots of trees and brush too, and there is a wheat field adjacent to the property where deer graze. It’s surrounding several large ranches and is within a few miles of both the 10,000 acre Montgomery Ranch and 510,000 acre Waggoner Ranch. There doesn’t seem to be much hunting pressure around either.
The ranch’s perimeter has barbed wire fences, and there is a gated entrance in its northwest corner by the road. Poled electricity runs down the whole north border, so you can set up a hunting camp virtually anywhere along this line. There isn’t any city water available, but you shouldn’t have trouble drilling a water well, as there are several in the immediate area.
The 2017 taxes were $2,601.12.
