Approximately 30 minutes west of I-35 at the Sanger/Lake Ray Roberts exit, it is within 1.5 hrs of downtown Fort Worth and most of north Dallas. CR 334 runs along its north border, and electricity is available at the road. For water, you would need to drill a water well. The property is over the Upper Trinity aquifer; water can be reached within 400 ft. You might even hit a shallower vein too, as multiple artesian springs can be found across the property.
Most of the land is in large trees, including huge white oak and elm, live oak, post oak, hickory, and a few cedars. The parts that are not wooded are either in grass. Newly constructed roads take you up and over the hills, through the trees and down to Dixon Creek. This creek flows most of the year; even in times when it slows down, like during the hot summer months, it still holds large pockets of water, some of which are 3-4 ft deep. It has a limestone base and crystal clear water. You will see black bass swimming in it. The creek on this land is additionally supplied from drainage ravines on both the subject property and the land across the creek, so it holds water very well. Dixon Creek is very relaxing and fun to explore (or swim in).
A really cool campsite is in place near the front of the land. It sits in the middle of a tall grove, so it is quiet and private, and can’t be seen from the county road. Inside this grove are three tables made of limestone rock. There is plenty of room to park multiple camping trailers, or would be a great location to build a cabin or house.
