Description
This 120 +/- acres is located just a few miles north of Crowell in Foard County, TX! It has approximately 95 acres in improved wildlife forbs & grasses and 25 acres in wooded native pasture. The ranch has a good perimeter fence, with the half mile along the road being just a few years old. In 2016, the owner enrolled the 95 +/- acre cultivated field in a program with US Fish and Wildlife to convert the field to a wildlife habitat, so a mixture of various native grasses were planted; the field hasn’t been farmed since. The last five years the owner has sprayed and left the land fallow, so it is now free of unwanted stickers and Johnson grass! The contract allows for cattle grazing, though, if you wanted to run some cattle, but you can’t cultivate the land until the end of the program after 2026.
The introduced wildlife mix, together with 25 +/- acres of native pasture, allows for good bedding and cover for a variety of game, including whitetail deer, feral hog, bobwhite quail and predators. One pond on the south side holds water during rainy seasons; it would benefit from being dug back and reworked to hold water longer. The pond is located next to a long draw that continues across the pasture, so there is potential to build an even larger pond. The field has terraces to control erosion and move water across it. In addition to attracting game, it also provides a good place to dove hunt in September as well.
The owner hunted the ranch in the past but hasn’t in several years. It is prime to develop as you see fit with feeders and stands along the many wildlife corridors.
