Land / Lot Information
|Address:||Clay County, Texas|
This 27.3 +/- acre ranch property is located just west of the Buffalo Springs community in Clay County, Texas. It comes with a 4 BD/2 BTH house, and the land has lots of oak trees and natural beauty. It is the perfect property as a homestead or weekend property, good for horses, cattle, and hunting!
The property has a gated entrance off of the paved FM 174. It is approximately 20 minutes from either Bowie or Henrietta, and 40 minutes from Wichita Falls.
The acreage is approximately 50% in improved cleared pasture with native coastal and other grasses, and 50% in oak tree dotted pasture and heavily wooded creek ravines. The ranch would be a great place to keep a few horses, show animals, or cattle. A half acre pond is located in the middle of the improved grass pasture, which can be seen from the house; livestock could also be watered through the water well. The whole property is ran as one pasture; the fences are all in good shape, with a few places along the creek washes that need to be shored up.
The native country has lots of post oaks scattered in it, and along the creek are huge and pecan elm trees. This area has good hunting for whitetail deer, turkey, and hog. Some feeders and/or food plots could be installed to really bring in game. All the surrounding farms have oak trees and woods, creating a great area for wildlife to flourish.
The ranch has a 2010 year model Palm Harbor manufactured house on it, which has 2,220 sq ft, four bedrooms, 2 bathrooms, living room, den, separate office, huge kitchen with island bar, and utility room. The kitchen stove is gas, and there is a pantry for storing items. All appliances will be conveyed (refridgerator, oven, dishwasher). The master suite has an enormous walk through closet, jetted tub, shower, and vanity with dual sinks. The office is attached to the master suite but also has an entrance from the kitchen. The living room has a fireplace. The home has CH/A and lots of windows and natural light. (For a floor plan of the home, click HERE.)
It is nicely landscaped around the house. The front and back yards have a barbed wire fence around them on all sides, so any livestock grazing in the pasture can’t get into them. The house has a detached two vehicle carport, and a concrete cellar. A concrete sidewalk goes from the carport to the front entrance to the house, and continues around to the side entrance of the house too. The house also has a detached sunroom/sitting area, with windows all around it. Two storage buildings provide a place for all your tools and a small work space. A set of wire pens and small loafing shed are nearby too, where the owner used to keep miniature ponies.
This is a really beautiful property, one of the nicest of its size we’ve seen. It feels very private, while at the same time has easy access off the paved road. For more information or to set up your private viewing of this ranch, call agent Beau Byars at cell phone (940) 224-3183.
