The Brown Ranch in Jack County is located approximately 10 minutes west of Jacksboro, just south of the Hwy 281-Hwy 114 split. It has frontage on its whole west side on Barker Rd. and on its south side, Burwick Rd. The whole ranch is 148 +/- acres, including mixed vegetation of oaks, HUGE native pecan trees, elms, mesquites and open pasture land, which has sandy loam soil and could be cultivated or put into improved grasses. The land has a current agricultural exemption in place and has not been hunted in over a year. It is being offered in three tracts, which may be purchased individually or combined:
TRACT 1 (SOLD):
This tract has 58 +/- acres, with some 23 acres of open pasture land on the front part by the road, 30 acres of dense hardwoods on the east side and 5 acres of mature mesquites on the north end. It has a good low water crossing on the creek, so you can easily get to the back acreage. This tract of land has lots of wildlife and would be perfect for building a home or having as a weekend retreat. It joins a 370 acre ranch on both its north and east sides, which is heavily wooded.
TRACT 2 (UNDER CONTRACT):
This 50.59 +/- acres has 20 acres in hardwoods, an 8 acre block of mesquite thickets and the balance in open pasture. Some of the woods open up in the back to allow for a food plot or larger staging area. This tract would allow for rifle or bow hunting. It has two different fields and a great spot for secluded two acre food plot.
TRACT 3 (SOLD):
The lower 45 +/- acre tract has lots of trees, with 1/3 in hardwoods and 2/3 in mesquites; a small six acre clearing could sewn into a food plot. An old deer camp cabin is on site, which probably needs to be demo’d. Electricity is already in place here, as well as a gated entrance on the southeast corner off of Burwick Rd. The tract has three ponds, one by the field, one in the mesquites and one in the woods.
OTHER:
Seller will reserve any owned mineral rights; there is not any active oil and gas production on it. Seller will provide survey and title insurance. Buyer to build ranch entrance or any fences, as desired.
