This ranch land is located by the LBJ National Grasslands northwest of Alvord, TX in Wise County, just 1.3 miles from Highway 287. The land is being offered in five tracts, ranging from 23 to 76 acres in size. All tracts have electricity already on site and are in Alvord ISD. Decatur is only 20 minutes away, and downtown Fort Worth is a one hour drive. Tracts 1-4 have paved road frontage as well.
LAND FEATURES:
The land is diverse, but all tracts have mature hardwood trees, grass meadows and varied topography changes. Each tract has access to either a seasonal creek wash or Big Sandy Creek; some of the tracts already have a pond too. All of the tracts have some part that lies within the 100 yr flood plain, but have plenty of room on which to build that is not in the flood plain. The soils are sandy loam. Across the county road to the east are 170 +/- acres of LBJ National Grasslands, which has an 8-surface acre fishing lake and offers protection against future development there.
Here are some specific details to each tract:
*SOLD* TRACT 1: (23.0 acres) 50 ft of elevation change. High spots are on both its east and west sides, with a valley and seasonal creek running south across it, allowing for a great pond construction site. Electricity meter pole is in place where an old cabin sits (cabin is of no value and needs to be demolished). Big oak trees, some cedars. Fenced on three sides. Priced at $12,500/acre
*SOLD* TRACT 2: (23.0 acres) You enter the tract from the east and immediately go past three small ponds, the largest of which will hold 0.3 surface acres of water. Electricity is already in place at a nice building spot on the east side near the ponds. The land then slopes down to a one acre field that would be perfect for a wildlife food plot or large garden. Nice plateau on the far west side, lots of mature oaks, wonderful hiking. A seasonal creek runs next to the field. East and west sides are fenced. Priced at $12,500/acre
*SOLD* TRACT 3: (34.635 acres) This tract has a very nice double-gated pipe entrance and a 1.7 acre cleared building site not too far off the road where electricity is already ran. A small pond and Big Sandy Creek are the water features here. Big Sandy Creek is surrounded by huge pecan trees and would be a great place to build an arena to take advantage of the shade. A set of pipe pens are on site, and some cross fencing is along the creek and by the road too; perimeter fencing is on the east and west sides. The tract has two small fields – 1.8 and 1.5 acres in size. An old water well is on site but its condition or functionality is not known. Priced at $12,500/acre
TRACT 4: (67.33 acres) This tract has more frontage on Big Sandy Creek than any of the others, with over 0.4 mile of frontage on both sides. You enter this tract from CR 1591 through a newly constructed pipe ranch entrance. The perimeter is fenced, and there are five cross fenced pastures. The front pasture has two small ponds it and electric in place, providing a nice homesite. The land then descends into the creek bottom where there is a seven acre cultivated field that has traditionally been planted in wheat in the Fall. The creek bottom has 50 ft tall native pecan trees. A low water crossing gives you access across the creek to the back pastures. One ten acre pasture is has four acres of coastal and another pond. The land on the southwest side it thickly wooded along Big Sandy; a large water slough in the back provides water for wildlife. Priced at $12,500/acre
*SOLD* TRACT 5: (77.425 acres) Approximately half of this acreage is in improved pasture with coastal, great for hay or grazing. It is cross fenced into three pastures, plus a small trap. Trees surround all the pastures and there is significant cover on the west side for hunting, etc. A water well is already in place, which is on an electric sump pump. Seller doesn’t know of its current condition, but last time it was used it worked fine. Priced at $12,500/acre
